The Mortgage House is a Mortgage Banker, so we ARE the lender. We supply a well-experienced staff. WE ARE THE PROCESSOR, UNDERWRITER AND FUNDER, and can get instant decisions. We offer flexibility in pricing and “common sense” underwriting to handle those loans that fall outside the box.

We pride ourselves on the fact that we offer a high level of service that promotes fair and equitable lending practices. We place the highest value on personalized service. These days it’s hard to find a company where telephone calls are actually answered by a person who can provide assistance, rather than going directly into voicemail. An important aspect of any successful company is the ability to not only research and act upon new opportunities as they arise, but also be able to recognize and address any inherent risks and correct them.

Opportunities
The Mortgage House has been, and will continue to be diligent in searching out new opportunities to further enhance our marketing and product line. These include keeping on top of new niche products, where we work with our investors and staff to create “proactive” marketing in order to qualify and approve more borrowers. We also strive to improve and strengthen our relationships with other professionals such as CPAs and Realtors, as well as forming Affiliate Business arrangements. By being a small company with in-house programs, we can make any loan “workable.”

We as a whole have made a name for the company in our respective communities, and therefore have the opportunity to use this recognition in order to expand our client base and provide our communities with excellent customer service. Our service philosophy is our primary goal, and will help The Mortgage House grow our market share.

Risks
The risks encountered in this business are simply turned into challenges to make The Mortgage House a better, stronger company. As with any other mortgage lender, The Mortgage House competes with a myriad of other companies all vying for the same piece of the pie. We deal with competition in pricing and marketing, as well as shrinking margins, interest rate increases, and softening home prices. Thus, we cannot allow ourselves to fall into the “tunnel-vision” state of mind, or to lower our standards in order to close loans. We have to be able to deliver the programs and rates we quote to our borrowers, following the investor/agency guidelines without costly mistakes, or cutting it so close we don’t make any money for the Company. Otherwise, valuable relationships with our borrowers and realtors are at jeopardy. We also can’t forget that our industry is a cyclical one – we need to be prepared for the ups and downs and not over react to it. We have to use our expertise and strengths to capture business, to be in control and to not let a down market control us.

CARING ABOUT OUR COMMUNITY . . . TOGETHER

The Mortgage House, Inc. and its employees have always been very involved in the local community. We support many organizations; some are local groups, and some are local chapters of national organizations.

Our primary thrust is towards groups dealing with children and families, as well as the local schools, arts and health programs. We are proud to participate in some of these organizations, and encourage all of our employees to do the same, whether through TMH or on their own. Giving back to the community is something that is inherently good for everyone, and is also an excellent way to network.

The Mortgage House is not a typical mortgage company. We have no layers of management and everyone is devoted to one goal --- making loans.

We are dedicated to working with our loan officers to find the right loan program at a competitive price. No one is above helping out, and we all work as a team. It is not the Branch vs. Corporate mentality.

The mortgage business is highly entrepreneurial. It requires an ability to act quickly; decisions need to be made on the spot. This is one of our great strengths. We make our decisions locally, without having to wait days or weeks for answers.

With our extensive menu of products, most of our loans can be done in-house, thereby avoiding the delays often encountered when brokering to another lender. There are no review appraisals, no last-minute credit reports, no doubling up of all the documentation in the file, no elementary-school conditions for closing, no three days for Docs, no four days for Funding.

We believe in being a company that respects our employees and supports them through life’s ups and downs. We are a family and every member of our family is dear to us.
